The sample, as listed

Pay and titles in this week’s maintenance technician postings.

These are the ten postings one Indeed search returned on Oct 25, 2026. They are a snapshot, not the whole market, and pay is shown exactly the way employers posted it.

Pay, as posted

$21 to $40 an hour on hourly maintenance technician postings; $42,127 to $53,614 a year on the salaried one. Two 2025 listings, a building engineer role and an HVAC service manager role in the results are left out of the range.

4 of the 10 postings listed pay. Ranges are the lowest and highest figures we saw, not an average.

What the job is called
  • Maintenance Technician
  • Service Technician
  • Assistant Lead Maintenance
  • Commercial Automatic Door & Access Control Maintenance Technician
  • Building Engineer I
  • Maintenance Engineer

Titles from the same 10 postings. Search for more than one of them.

One line, rewritten

Same work. Said like it counts.

Most maintenance technician resumes describe the job. Hiring managers look for the scale and the result. Here is the move, on one line.

Before

Did maintenance and repairs at an apartment complex.

After

Closed work orders for HVAC, plumbing, electrical and appliance problems at a 240-unit apartment community, turned vacant units for move-in, kept the pool and grounds up and took my turn on the after-hours on-call rotation.

Illustrative example. It shows the method; it is not a real person’s resume.

Use your own numbers. If you do not know a figure, leave it out. A guessed number can cost you the interview.

The first read

What recruiters scan for first.

A first pass on a resume is quick. These five things should be easy to find in that time, ideally in the top third of the page.

  1. The trades by name: HVAC, plumbing, electrical, appliances. All three postings we read in full listed them.
  2. Your certificates next to your name: EPA or HVAC, and a pool operator (CPO) card if you have one. One posting required both.
  3. Make-readies: how many units you turned and how fast.
  4. On-call: all three postings had an after-hours rotation. Say you have done it.
  5. Your property type and size: apartments, manufactured homes or commercial, and the unit count.

Straight answers

Maintenance technician resume questions.

Do I need an EPA or HVAC certification?

One of the three postings we read in full required an EPA or HVAC license and a pool operator certificate. Another listed EPA/HVAC as preferred. The third called HVAC experience a plus. If you hold one, put it at the top.

How much experience do I need?

One posting required at least one year of multifamily maintenance and preferred three years of general maintenance. Another preferred two or more years. The third preferred make-ready or home refurb experience. Count your years and say what kind of property they were on.

What is a make-ready, and should I list it?

It means getting an empty unit ready for the next resident: repairs, paint and a final check. All three postings asked for it in some form. List it with a number, like units turned a month.

Do I need my own tools or a car?

One posting said you must own the hand tools for the job. All three asked for a valid driver’s license, and two asked for car insurance. Say both if they are true.

Does maintenance software matter?

Two of the three postings asked you to use work order software, a tablet or a phone app. One named Yardi as a plus. Name the system you used to close work orders.
